But your lender isnt going to automatically cancel your PMI premium once youve reached 80% LTV. Youll have to reach out and request it. Your lender may require some form of appraisal to verify the property hasnt lost value, but thats not always the case.

To drop your PMI requirement, you may also be able to prove that the home has increased in value through appreciation or property improvements. In this case, you shouldnt just go and get an appraisal without communicating with your lender first, because when you waive PMI with a reappraisal a seasoning period is likely to apply. Call the loan servicer first and ask about getting the PMI removed, and theyll tell you what their process is, Dye says.

In most cases, the borrower will be responsible for the cost of the appraisal, which can easily be around $500. Dye recommends borrowers run the numbers to make sure they are actually saving.

Borrowers who put down less than 20% typically pay private mortgage insurance premiums but try to reduce their loan-to-value ratio as soon as possible to avoid paying the premiums.

But the best option for avoiding PMI without putting 20 percent down is to take out a government-backed loan that doesn’t require it! Both VA and USDA Rural Development loans are available with little to no down payments without requiring PMI or other ongoing insurance payments. Both do require upfront fees – from 0.5 percent to 3.3 percent for VA loans and about 2 percent for USDA mortgages – but since these are onetime costs, they can be cheaper in the long run than paying PMI every month.

This is particularly true if you’re planning to stay in the home for a long time. If your removal request comes more than 5 years after your closing, the LTV can be 80% or less with a new appraisal or possibly with a broker price opinion . These requirements apply to insurance removal based on market value increases not related to home improvements.

On a multi-unit residence or investment property, you can cancel PMI on your own when LTV reaches 70% based on the original value with Fannie Mae. Freddie Mac requires 65% for cancellation. Keep in mind that if youre requesting removal based on home improvements from Fannie Mae, you must have had the loan for at least 2 years prior to requesting PMI removal on your investment property.

Example : A Rapid Rate Of Home Price Appreciation

The example below is based on the same mortgages as above. However, the following home price appreciation estimates are used.

In this example, we only show a single table of monthly payments for the two options . Notice that PMI is dropped in this case in month 13 because of the rapid home price appreciation, which quickly lowers the LTV to 78%.

With rapid home price appreciation, PMI can be eliminated relatively quickly.

The combined mortgages only have a payment advantage of $85 for 12 months. This equals a total savings of $1,020. Starting in month 13, the stand-alone mortgage has a payment advantage of $35. If we divide $1,020 by 35, we can determine that it would take about 29 months to make up the initial savings of the combined first and second mortgages.

In other words, starting in month 41, the borrower would be financially better off by choosing the stand-alone first mortgage with PMI.

Types Of Mortgage Insurance

There are two ways you can be charged PMI if your down payment is less than 20 percent on a conforming loan.

The most common way is incurring PMI as a separate monthly fee in addition to your mortgage payment. This is called Borrower Paid PMI. You can model your own estimates for how this might look by using a mortgage calculator just make sure you check the Include PMI box.

Another low down payment option is an FHA loan. With these loans, the FHA backs the loan and is also the insurance provider, so the mortgage insurance goes by the name FHA Mortgage Insurance Premium .

In total, FHA MIPs can be slightly more expensive especially for lower down payments because you have monthly insurance premiums plus an upfront insurance premium that you can either pay in cash or add to your loan amount.

If you dont want to pay PMI or worry about how to cancel it, you can avoid the entire cost by getting a mortgage that doesnt require PMI. Here are some ways to get into a no-PMI loan:

A bigger down payment. If you want a mortgage without PMI, youll need to make a down payment of at least 20%. Remember to keep some cash on hand for home repairs and emergencies.

Piggyback loans. No-PMI loans include piggyback loans, also known as 80-10-10 loans or combination loans. Borrowers take out a first mortgage for 80% of the home value, a second loan for 10% and make a 10% down payment. Typically, youll need good credit and enough income to cover the payments. The interest rate on a second mortgage will be higher than the rate on the first loan, but that may not outweigh the benefit of avoiding PMI.

Lender-paid PMI loan. The lender covers your PMI and, in return, you agree to pay a higher interest rate for the life of the loan. You and your lender should compare these options to see if the higher rate is worth what you would save by avoiding PMI payments.

VA or USDA loan.
